Sunland Division 17 Board Meeting Schedule

Note: Sunland North will follow the recommendations of local, state, and federal health authorities, and in-person activities may be canceled or have additional limitations to protect our members.

In-person Board meetings will be held the second Wednesday of each month, at The Gathering Place, 135 Fairway Drive. All Division 17 owners are welcome to attend and observe the meeting, plus there is a scheduled Owner Comment period. If virtual meetings are indicated, they will be conducted via Zoom.

2024 Board of Directors meeting dates:

    • November 13, 2024, 2:30 p.m. to 4:30 p.m.
    • December 11, 2024, 2:30 p.m. to 4:30 p.m.

Owners are encouraged to observe these meetings, and Owner Comment periods are scheduled at each board meeting.  Check back before meetings as the location of some meetings may be changed and meetings may be canceled when no business is required. Owners will be notified of changes via this website or email.

Exterior Changes / Architectural Control 

Any modification to unit exteriors, including installation of fences, storm/screen doors, or changes to unit patio surfaces, etc., must be to association standards and approved before any work is initiated.  If you have questions, please get in touch with the chair of the Architectural Control Committee, or go to the Forms page of this Website to download an application.

Lawn and Landscape Maintenance 

The lawns and landscaped areas surrounding each unit are part of the Association’s shared common area and are controlled, and in most cases maintained by the Association.  Owners should not remove landscaping or make other changes without first submitting their proposal through the Landscape Coordinator. Lawns are mowed weekly during the growing season, with other selected landscape maintenance conducted during the off-season. Please review the Div 17 Landscape Maintenance Guidelines (Appendix B of the Sunland Division 17 Rules & Regulations).  From the Forms page, you can print and then submit a Landscape Maintenance Request; or if you have questions or urgent concerns, contact our neighbor volunteers who manage Div 17 Landscaping Maintenance.

SPECIAL NOTE ABOUT MOLES (Spring 2015):  The Association is pursuing several methods to address moles, but many techniques you may have heard about or even tried yourself turn out to be not supported by research and/or are prohibited by law. Unit Exterior Maintenance

In general, the maintenance of unit exteriors is the responsibility of the HOA, and modifications or repairs are not to be attempted by homeowners. Unit exteriors are inspected twice yearly, with routine maintenance scheduled as funds and weather permits.  For example, unit exteriors are being repainted on a year-by-year schedule related to the initial construction date and condition of the existing painted surfaces. Refer to the Division 17 Rules and Regulations, Appendix A “Exterior Maintenance, Repair, and Replacement Responsibilities” for more detail on owner responsibilities vs. HOA responsibilities.  From the Forms page you can print and then submit an Exterior Maintenance Request; or if you have questions or urgent concerns, please call Mike Johnson (925-989-8233), who volunteers as our community External Maintenance Coordinator.
