Fees

Homeowners in Sunland North pay annual assessments to Division 17 and to the larger SLOA community.

SUNLAND NORTH DIVISION 17 OWNERS ASSOCIATION ASSESSMENTS cover Sunland North’s operating and administrative expenses which include unit exterior maintenance and repairs, landscaping and irrigation of common areas, reserve funds, and insurance.  For a detailed breakout of the Sunland Division 17 Owners Association’s expenses, view Sunland North’s past and current budget and financial reports.

2024 unit assessment: $4,190 annually or $1,048 a quarter.

Quarterly payments are due:  January 1, April 1, July 1, and October 1. Please mark these days on your calendar because the Association does not send out reminder notices. If you pay quarterly and do not pay by the due date, a late charge will be added to your bill.

Late charges will be assessed at the rate of $10 per month of delinquency. Checks should be made payable and mailed to:

HOA unit transfer document processing fee:  Per the Sunland Division 17 bylaws (Article III, Sec. 9), a Document Processing Fee of $100 is levied by the Sunland Division 17 Owners Association for the preparation of documents required by any title company handling the sale or resale of any Division 17 unit.  Per the “Instructions to Title Company” (Document processing fee form_rev Jan 2015), this fee is payable by the seller, the buyer, or as a shared cost allocated between the two parties.

The following fees are billed by separate entities and must be paid to and mailed to those entities. Sunland North Division 17 cannot handle payments for these entities, and they cannot handle Sunland North fees.

SUNLAND OWNERS ASSOCIATION (SLOA) FEES cover the overall SunLand community’s administrative and operating expenses, including office administration, swimming pool and recreational facilities maintenance, security patrols, and reserve funds.  Sunland Golf and Country Club memberships and facilities are not part of SunLand Owners Association.

2024 SLOA Annual Homeowner Assessment is invoiced at $350. Sunland Water District:  Water and sewer are billed by the Sunland Water District, which is a separate entity. 2024 Sunland Water District fees are $1,540 for the year, covering both water and sewer. Sunland Water District rates: sunlandwater.com/rates/

All SunLand homeowners should also be aware that the SunLand Water District is in the process of implementing a comprehensive program to install water meters for each individual home; this is per the state and federal “Water Use Efficiency Rule.”

After the last home was sold in Sunland North, a sign advertising home sales was removed from the natural habitat area, revealing this much older sign underneath for the 3 Crabs Restaurant, destroyed in a fire years before.
