Discussion of strategy for increasing association reserves.
Call to Order, Verification of Quorum
Meeting called to order at 2:38 p.m.
Approval of Agenda
Vice President Mark Anderson moved, and Treasurer Betty Gwaltney seconded approval of the agenda. The motion passed.
Review and Approval of August Meeting Minutes
Betty moved, and Member-at-Large Tom Steffen seconded approval of the August Board minutes. The motion passed.
Old Business
Water Damage Claims (2) – Status
Susan stated that the restoration work for the insurance claim filed in January is almost complete. For the second water claim, restoration work started this week.
Fences and Patio Extensions Issue
Susan stated that all available information on the issue has been sent to an attorney for review.
New Business
Ratify Terra Firma Concrete Repairs Contract
Mark moved, and Tom seconded a motion to pay for the first phase of repair work. The motion was approved.
5 Year Trim Painting Plan – Reinstate?
There was a discussion of how best to maintain trim on units, noting that in the first years of the development, trim was repainted as needed, but later bundled into the periodic whole building painting schedule. It was suggested trim be part of the regular annual inspections, and repainted as needed. The matter was referred to maintenance for discussion and recommendations.
Officer Reports
President Update – Susan Hamman
Susan made a banner to remind everyone that Sunland North is managed by volunteers. Susan also discussed the magic wand she had been given when she was first made president; unfortunately, it did not seem to be imbued with magic, but she is ready to pass on the wand.
Vice President – Mark Anderson
Mark said the next step in adopting the Condo Control software package for use by Sunland North volunteers is to train the volunteers in use of the software, and he is working up dates for training. Betty suggested a brief demonstration of the software at the annual member meeting might be appropriate.
Secretary Update – Lawrence Charters
Lawrence reported that volunteers hand-delivered 114 packets to owners last week, and another 25 packets were sent via postal mail (Sept. 4) because some owners could not be contacted after two days of trying. Lawrence reported that his packet arrived by postal mail in his Post Office box on Tuesday, Sept. 8, after the Labor Day holiday.
The volunteers pretty much universally reported it was a fun task, offering the opportunity to chat with people they didn’t know.

Committee Reports
Architectural Control – Rob Crombie
Rob reported there is not much activity. Buildings due for painting this year have been mostly painted.
Insurance – Susan Hamman
Susan reminded everyone that the $30,000 water damage deductible for the HOA insurance goes into effect October 14, 2026. Deductibles are the unit owner’s responsibility when an incident occurs. A message about winterizing units went out to all owners today (September 9).
Developed Landscape – Tom Steffen
Tom noted that the contractors are busy with pruning and irrigation backflow preventer testing. He said the irrigation water will soon be turned off, probably by October 15.
Exterior Maintenance – Mark Anderson, Acting Chair
Mark and Dianne Bresnehan said five new projects started in August, mostly minor painting and miscellaneous tasks. Work on concrete repairs should start September 23 or 24.
Natural Habitat – Sarah Miller
Sarah was not available for a report. Susan noted the natural habitat area fields have been mowed, and it will be the last mowing this season.
Welcome Committee – Colleen Weston and Ilse Long
One more new member visit is planned for this month. Sandy Reed will take over for the winter.
Communications and Outreach – Kathy Gross
Lawrence encouraged all officers and committee members to send in their newsletter items for the October newsletter by September 24.
Owner Comment Period
There was a discussion of why reserves are placed in CDs and savings accounts rather than brokerage accounts. There was a discussion of the need for minor road repairs by the county.
The open meeting was adjourned at 3:27 p.m.

Executive session opened at 3:32 p.m.
Executive session ended at 4:18 without any Board action.
Adjournment
The open meeting came back into session at 4:19 p.m.
The Board approved a lien on a unit that was substantially behind in its assessments.
