Board Members present: Gerry Hatler, Lawrence Charters, Shirley Legg, Betty Gwaltney, Warren Husman. Committee chairs present: Eric Mahnerd, Mike Johnson, Susan Hamman, Tom Steffen.

CONFIRMATION OF OFFICER ASSIGNMENTS
Gerry Hatler presented and called for a vote for approval of the proposed Officer Assignments. Warren Husman moved to approve; Secretary Shirley Legg seconded.
NEW WEBSITE HOST PROVIDER
Vice-President Lawrence Charters outlined the need to move the website hosting to a new provider. A call to approve the change by President Gerry Hatler, Treasurer Betty Gwaltney so moved, and it was seconded by Secretary Shirley Legg.

NEW BUSINESS
Patio Fencing
Exterior Maintenance Chair Mike Johnson called the Board’s attention to the need for a minor redesign to the caps being used on the wooden patio fences. Mike would like to begin using caps that have a slight slant rather than the flat caps. The slanted caps would allow for better water drainage. The Board asked that Mike provide specifics as to material options and costs.
A question was raised as to Reserve funds marked for such purposes. Treasurer Betty Gwaltney responded that there were no reserves earmarked for such. Any changes approved will need to be added/edited to the “Fencing Requirements”.
OFFICER REPORTS
President Update -Gerry Hatler briefly spoke about SLOA’s discussion regarding replacing existing security with the placement of cameras at key entry points into Sunland which would eliminate the need for the current security patrols. No current timeframe. In the meantime, the patrols will continue.
Treasurer Betty Gwaltney Report-See attached report dated October 12, 2022. In addition, Betty reported that the September purchase of a $125,000 (17month) CD at Kitsap Credit Union with a 2 .27% yield.
COMMITTEE REPORTS
Architectural Control-Chair Eric Mahnerd brought to the attention of the Board possible changes to the Architectural Request Form to clarify confusion.
Insurance-Chair Susan Hamman briefly discussed the difficulty and inability to obtain earthquake insurance for Division 17 homes.
Landscape -Chair Tom Steffen reported that the sprinkler system will soon be reset for the winter.
Exterior Maintenance -Chair Mike Johnson reported that it has been a busy summer with 75 items being cleared from the maintenance list. The existing punch list will continue to be “worked” including gutter cleaning, hopefully with the assistance of hired handymen.

EXECUTIVE SESSION
Gerry Hatler explained the executive session process. The Board meeting was adjourned at 3:09 p.m.for an executive session among the Board for the purpose of discussion the need of clarification in governing documents re: new privacy fence requests.
The Board meeting reconvened at 3:54 p.m. having determined that there was no need to change the policy. Meeting was adjourned at 3:56 p.m.

1) Monthly Expense Report: The Preliminary September 2022 monthly expense report shows our total operating expenses for the month were$ 17,208 which brings our total year to date operating expenses to $272,002 . This is $ 9,735 UNDER budget year to date.
