MINUTES FOR THE 2005 SUNLAND DIVISION 17 ANNUAL MEETING

Kevin Estes called the 2005 Annual Meeting of Sunland Division 17 to order at 9:30 a.m. Members present were Kevin Estes, Dick Stuhr, Jerry Strawn and Patti Underwood. Also present were Jo Anne Estes, Sue Fong and Lance Bowden ofDungeness Valley Landscaping.

Kevin Estes introduced Sue Fong and Lance Bowden to the Members present.

New business was discussed:

Landscaping Matters: Lance Bowden discussed the written landscape letter hand-delivered to all Unit Owners sometime in the spring of 2005. See copy attached. Patti Underwood acknowledged that she did not authorize the letter and acknowledged that the Association never received the letter until Lance Bowden delivered it to the Association. The Board expressed their belief that the letter demonstrated a lack of understanding on the part of the anonymous writer, that many Unit owners had extremely high expectations of the landscape and that most Unit owners had no prior experience with living in a town home/ Association environment. Lance Bowden reviewed his current schedule for the Association and indicated that he had increased his staff. He agreed to notify Patti Underwood when fertilizer or chemicals will be applied to the landscape so that she can notify Unit Owners via the planned Newsletter. Lance also agreed to conduct a monthly walk of the property with Patti Underwood to keep the lines of communication open. Via the planned Newsletter, Patti Underwood will ask Unit Owners for specific recommendations about what they would like to see different about the existing landscape. The Board unanimously supported the work of Mr. Bowden and his staff and thanked him for attending the meeting.

In other Landscape matters, Kevin Estes updated the Board on the planned monument sign. He advised that the Declarant, at the Declarant’s expense, has engaged a professional landscape architect to design a monument sign for the Woodcock Road entrance to Sunland North. The approved design will be installed by July 2006.

The Board discussed sending a letter to Dave Cameron, who was observed driving a tractor over lawn area and possible irrigation valve boxes at Sunland Division 17, requesting that he use the entrance near Lot 1 or Lot 3.

It was agreed to install addition split rail fencing at the Woodcock Road/Blakely Blvd. entrance. Dungeness Valley Landscaping will conduct this work at the expense of the Association.

A motion was made, seconded and passed to maintain the same slate of Officers for Sunland Division 17 Owners Association with the exception of Sue Fong replacing Jerry Strawn as Vice President, who is retiring from professional practice.

A motion was made, seconded and passed to amend Section 28.2 of the covenants to clarify Development Rights.

A review of the checking account and Certificate of Deposit account was conducted. A motion was made, seconded and passed to purchase another $15,000 six month Certificate of Deposit at the best available rate at a local institution.

The Board ratified the transfer of the Association checking account to First Federal Savings and Loan from Wells Fargo Bank.

The Board reviewed the Association budget. A motion was made, seconded and passed to increase the current $390 quarterly assessment to $420 per quarter effective October 1, 2005. This will offset the insurance premium for Earthquake Coverage which was effective May 1, 2005.

The Board determined the estimated full replacement value of the Units at varying amounts from $163,976 to $282,806 per Building and a blanket of $5,635,739. See the attached schedule. The Board confirmed the annual insurance review and appraisal by a representative of the insurance carrier writing the master policy.

Jo Anne Estes will ask for written clarification from the Insurance carrier to specify what is covered on the policy with regard to the paint line or drywall.

A motion was made, seconded and passed to approve the minutes from the 2004 Annual Meeting.

Old business included a discussion of the Irrigation ditch. There is no update on any plan to pipe and cover the ditch but Dungeness Valley Landscaping will prepare a quote to the Association to fill in the ditch.

There were no other items discussed.
