President’s Message –Gene Ross (Volunteer)

Board Appointment and Volunteering

The Board is pleased to report the April 13 appointment of owner Jim Hammond to fill the vacant Member at Large Two position. Jim and his wife, Joyce, moved to SunLand North in 2010.

In early 2012 Jim became active in association affairs, accepting appointment to an unexpired term on the SunLand Board of Directors and later being elected to a three-year term, during which he was the RV Park Coordinator and co-vice president. Division 17 will profit from his previous board service and his corporate executive experience in the electrical field.

Jim now joins 32 other owner volunteers responsible for conducting the affairs of Division 17 under the leadership of the Board. Consider the cost of having to hire employees to perform several of the current property management tasks.

It isn’t too early to begin thinking about applying your skills and experience to benefit the Association by volunteering this coming September as a Board candidate or committee member to replace those whose terms are expiring. The first opportunity comes in June when the Board appoints the Nominating Committee for the September election. At the Annual Meeting owners will have an opportunity to show their interest in specific committees.

Would you belive that volunteering or helping others doles out “happiness chemical” for the brain? An article titled, “For your health it’s better to give than to receive,” reports on several recent physical and psychological studies verifying personal benefit from volunteering, including a broader social life and a boost in self-estern. Try it out.

Treasurer’s Report-Jim Jones (Volunteer)

Division 17 expenses for the first quarter of 2016 were $24,208, which was $1,770 below our 2016 YTD budget. This is due primarily to lower than expected expenses for minor maintenance. However, expenses for the first quarter were $1,089 higher than the same period in 2015 due in part to higher attorney fees. At the end of the quarter we had $229,858 in our Reserve Accounts plus $85,000 in operating funds in our First Federal Money Market account that will be transferred to our checking account in the coming months as needed.

 Secretary’s Report -Tom Steffen (Volunteer)

The annual meeting will be Wednesday, September 14, 2016 from 1:30 pm-3:30 pm in the main/ballroom in SunLand.

Landscape Coordinator-Valerie Holland (Volunteer)

During this busy landscaping season, a reminder if you haven’t checked the Rules and Regulations lately: Section 10, Landscaping reads, in part, “Owners may not contact the landscaping company or it employees about perceived problems or special care requests. Such concerns are to be directed to the Landscape Coordinator.” The current corrdinator, Valerie Holland, can be reached at (360) 681-7892 or by email at wawaland@olypen.com.

Architectural Control Committee Report – Barbara Ross (Volunteer)

During the month of March the Architectural Control Committee approved a gate at 250 Cascadia Loop; a paint color change for the trip-plex at 431, 441 and 451 Blakely; and paint color change at 10 and 20 Cascadia Loop.

Exterior Maintenance & Inspection Report-Richard Helmenstine (Volunteer)

The following units will receive full painting in 2016:

10/20 Cascadia Loop 30/40 Cascadia Loop 50/60 Cascadia Loop 51/61/71 Cascadia Loop 330/340 Cascadia Loop 431/441/451 Blakely Blvd 471/481 Blakely Blvd

It is recommended that homeowners remove any personal property around their units and limit vegetation as much as possible. Your cooperation will limit any damage to personal property that might occur. Each homeowner will be contacted with an approximate start date once we get that information from the contractor.

Repairing or replacing the split rail fence will be voted on by the membership at the Annual meeting. The spring inspection will occur soon, please report any concern to the inspectors.

Welcome Committee-Barbara Gruner (Volunteer)

During the last seven months, committee members have made welcome visits to nine households. A visit to the new residents at 340 Cascadia Loop is being scheduled. I would like to thank the following committee members and neighbors for volunteering their time to welcome new people to the community: Lindsay Busch, Nancy Follis, Jann Hale, Annie Meyers, Jaydee Price and Elaine Stern.

Gerry and Kay Hatler have volunteered to maintain the resident’s phone list (social). In the future, please inform them of any corrections or changes to the list.  A message from your Division 17 Board of Directors:

At its March meeting the Division 17 Board adopted the following amendment to our Rules and Regulations: Rules and Regulations, Section II

  1. Parking

Division 17: RVs, regardless of type, may not be parked on the roads. (All roads in the Division are county roads). RVs may be parked in the driveway of a residence for the purpose of loading and unloading only, provided that no portion of the RV extends into the roadway.

RVs may not be used or occupied while parked in the driveways.

Overnight parking for all other vehicles is limited to garages and driveways. At other times on-street parking is permitted, provided that all four tires remain on the blacktop. Parking on lawn areas is prohibited.

Our roads are narrow, causing some drivers to park far to the right on the pavement for safety reasons. Too frequently, however, their right-hand tires wind up on our lawns. Damage to the lawn itself can be serious. More serious is a tire’s destruction of a pop-up sprinkler heads, which requires someone’s labor and the cost of emergency replacment.

You can help us reduce that sort of damage. If you know that you’ll be having guests or service people arriving, please inform them in advance to keep all four tires on the pavement, not on the lawn. Should one of your visitors park partially on a lawn, please ask them to move the vehicle onto the blacktop. Thank you- The Division 17 Board.
