- The Assessment schedule for 2013 enclosed with this newsletter remains at $444.00 per Please mail all quarterly assessment payments to Sunland Division 17 Owners Association, P. O. Box 1655, Sequim, WA 98382. Assessment payments are due in January, April, July, and October. If you are not current on your assessment payment, please mail your payment today.
- New Board of Trustees. The developer of Division 17, Kevin Estes, recently surrendered Declarant control of Sunland Division 17 Owners Association. The new homeowner Board of Trustees elected officers at the November meeting: Jim Karr, President; Jerry Schmidt, Vice President; and Lee Cox, Secretary-Treasurer. They will serve until the next election in August. The next Board meeting will be December 20, 9:00–11:30, at the Gathering Place.
- Please no longer contact staff at Estes Builders for comments and questions that are Sunland Division 17 Owners Association matters.
- Contacting the Division 17 Owners Use the Division 17 postal address (P.O. Box 1655, Sequim, WA 98382) or our email address (sunlandnorth@gmail.com) for all correspondence. Please allow 10 days for written response to correspondence.
- New volunteer opportunities. Although many aspects of operation of our Owners Association will continue as they have in the past, the new Board is reviewing existing programs in an effort to streamline operation of the Association. We welcome your participation in those activities as well as attendance at board meetings. A schedule of board meeting times and places should be available soon after December 20. Volunteer opportunities will be announced as well. Priority activities include a review of the budget and examination of governing documents to make them consistent with the new responsibilities of the owner-elected Board. Check our website for more details, or write and tell us what kinds of things you might be able to help with.
- Division 17 web site: Over the short term, we will continue to post meeting announcements, minutes, and other Division 17 documents through the Sunland Division 17 Owners Association section of the Sunland North website. Visit www.sunlandnorth.com; Click on the COMMUNITY INFO tab; then select OWNER INFORMATION; from this page click on the blue CLICK HERE above the picture; user name is SUNLAND and password is NORTH.
- Landscape liaison: Board member Lee Cox will continue as board liaison for landscape issues If you have landscape concerns or notice an area in need of attention, contact Lee Lee walks the community regularly with the landscape service provider. Per the terms of the landscape contract, no work is conducted on any owner plantings and no work is conducted behind owner- installed gates or fences. Please do not dispose of yard waste in the common areas or open space areas, it makes those areas more difficult to maintain, which increases overall costs. Early next year a Landscape Request Form will be available on the Sunland North Website.
- Exterior maintenance inspection: Richard Helmenstine, Sunland North homeowner, volunteers his time and efforts to sustain the beauty of the community. He conducts regular maintenance inspections and facilitates repairs. You may see him walking the neighborhood and working with contractors to complete various exterior maintenance Please allow him and other contractors to work efficiently and without interruption. If you have an exterior maintenance item, please complete the Exterior Maintenance Request form (found on the Sunland North website) and submit it in writing to P.O. Box 1655, Sequim, or our email address (sunlandnorth@gmail.com). Written requests received will be inspected and/or repaired within 30 days. You will be notified if work conducted may disrupt your home. Thank you Richard!
- Changes to home exteriors. If you plan any changes to the exterior of your unit, please submit the Exterior Change Proposal Checklist in writing to the Association by mail or email and allow 30 days for responses. The checklist is available at the Sunland North website. Changes include any installed work such as fences, gates, or modifications to any patio surface. Please send these requests to the Association, not to the landscape liaison. Jerry Schmidt, Board Vice President, will be coordinating responses to all Exterior Change requests.
- Water shutoff valves. Never turn off the water shutoff valve at the meter nearest to the road. Doing this may affect the neighboring home’s water pressure and may turn off the irrigation to the landscape areas. This may disrupt regular watering and/or cause damage to the landscaping, all of which will be at the expense of the responsible party. Each home has its own individual water shutoff valve found near the exterior of the home. If it is necessary to turn off the water supply to your home, please ensure it is the shutoff valve for your home only.
- If you have questions about the Association’s insurance policy, please contact our insurance professional, Dianna Kaspar, at CAU Insurance. Her telephone number is 800-228-1930, x 7181. The Association Master Insurance policy was renewed in 2012 for three years with a price lock and annual updates; the next renewal date will be in 2015.
- Can we email you instead of mailing this newsletter and other correspondence? Please send an email to sunlandnorth@gmail if you are interested in receiving correspondence by email instead of U.S mail. This helps us keep mailing and administration costs to a minimum.
- Requirements if renting out your Sunland home. If you rent your home, please notify both Division 17 and the SLOA office in writing. See paragraph 6 of the Sunland Owners Association Rules and Regulations. Owners are responsible for any tenant violation of the Sunland Owners Association R&R’s and Sunland Division 17 Owners Association CC&R’s. Please deliver a copy of these documents to your tenants upon rental. These documents can be accessed from the Sunland North website, sunlandnorth.com. Follow the directions listed above.
- Winter reminders: If you have not done so already, now is a good time to winterize your home. Please disconnect all hoses from your exterior hose bibs to prevent freezing. Bursting of this pipe may cause a leak in the interior of your walls. Damage resulting from failure to disconnect hoses will not be repaired at the expense of the Association. It is also a good time to clean off decks, porches, and sidewalks to prevent slipping hazards during the approaching cold and wet season.
- Pets: Please note that both SLOA and Division 17 require that dogs shall be walked on a leash or otherwise restrained when outside. SLOA now levies a $100 fine on the first offense.
