  •  The Sunland Division 17 Owners Association section of the Sunland North website provides various Association documents and forms. Visit www.sunlandnorth.com; Click on the COMMUNITY INFO tab; then select OWNER INFORMATION; from this page click on the blue CLICK HERE above the picture; enter user name is SUNLAND and password is NORTH.
  • The Assessment amount for 2011 has changed to $444.00 per quarter as approved at the Sunland Division 17 Annual Meeting held last August. Please mail all quarterly assessment payments to P. O. Box 1655, Sequim, WA 98382. Assessment payments are due in January, April, July and October. If you are not current on your assessment payment, please mail your payment today. Owner payments to the Association are deposited on approximately the 10th of each month.
  • The 2011 Assessment Schedule is enclosed with this letter. The Assessment Schedule and Estimated Operating Budget 2011 documents are available at the Owners Information section of the Sunland North website.
  • The Sunland Division 17 Owners Association has an email address. Please send correspondence to ownerinfo@sunlandnorth.com. Please allow 30 days for written response to correspondence. Send an email to this new address if you are interested in receiving correspondence by email instead of U.S mail.
  • We are often asked about the insurance policy for the Association. If you have questions about insurance, please contact our insurance professional, Dianna Kaspar, at CAU Insurance. Her telephone number is 800-228-1930, x 7181. The Association Master Insurance policy expires May 1, 2012.
  • As a reminder, if you have landscape concerns or notice an area in need of attention, contact Lee Cox, landscape liaison, in writing. Mr. Cox walks the community regularly with the landscape service provider. Per the terms of the landscape contract, no work is conducted on any Owner plantings and no work is conducted behind Owner installed gates or fences.

Please do not dispose of yard waste in the common areas or open space areas.

  •  Never turn the water shutoff valve off at the meter nearest to the road. Doing this may affect the neighboring home’s water pressure and may turn off the irrigation to the landscape areas. This may disrupt regular watering and/or cause damage to the landscaping, all of which will be at the expense of the responsible party. Each home has their own individual water shutoff valve found near the exterior of the home. If it is necessary to turn off the water supply to your home, please ensure it is the shutoff valve for your home only.
  • Sunland Division 17 Owners Association has a new Exterior Maintenance Inspector. Richard Helmenstine, a Sunland North homeowner, has volunteered his time and efforts to sustain the beauty of the community. He is taking an active role in conducting the bi-annual maintenance inspection and facilitate repairs while operating within the Association’s budget. You may see him walking the neighborhood and working with contractors to complete various exterior maintenance items. Please allow him and other contractors to work efficiently and without interruption. If you have an exterior maintenance item, please complete the Exterior Maintenance Request form (found on the Sunland North website) and submit in writing to P.O. Box 1655, Sequim, or email to ownerinfo@sunlandnorth.com. Written requests received will be inspected and/or repaired within 30 days. You will be notified if work conducted may disrupt your home. Thank you Mr. Helmenstine!
  • If you plan any changes to the exterior of your unit, please submit the Exterior Change Proposal checklist in writing to the Association by mail or email and allow 30 days for written approval. Changes include any installed work such as fences, gates or modifications to any patio surface. Please send these requests to the Association, not to the landscape liaison.
  • You may receive an invoice from Sunland Water District assessing a fee for a water meter installed at your home. This is an expense of the individual homeowner as it is unit specific. All homeowners of Sunland and Sunland Division 17 can expect to pay for water meters installed on their water connections within the next seven years as required by Sunland Water District. Contact the Sunland Water District if you have any questions.
  • Winter reminder: If you have not done so already, now is a good time to winterize your home. Please disconnect all hoses from your exterior hose bibs to prevent freezing and bursting of this pipe that may cause a leak in the interior of your walls. Damage resulting from failure to disconnect hoses will not be repaired at the expense of the Association. Insulation wrapped around this exposed pipe will provide additional protection as well as leaving interior faucets drip slightly during temperature below 32 degrees.
  • If you rent your home, please notify the Association in writing. See paragraph 6 of the Sunland Owners Association Rules and Regulations. Owners are responsible for any tenant violation of the Sunland Owners Association R&R’s and Sunland Division 17 Owners Association CC&R’s. Please deliver a copy of these documents to your Tenants upon rental. These documents can be accessed from the Sunland North website www.sunlandnorth.com. Follow the directions listed above.
  • If you are interested in joining the Sunland Division 17 Owners Association Board of Directors, or would like to nominate someone for position, please mail or email your notice by July 1, 2011.
  • We have received inquiries as to the transition date for Sunland Division 17 Owners Association from Declarant Control to the Owners. This information is stated in Section 3 of the CC&R’s. Based on current sales volume, we anticipate transfer of the Associations operational functions to occur in approximately 2012. We are preparing for a smooth transition. Please let us know if you are interested in volunteering for various Association duties.
  • The Sunland Division 17 Owners Association annual Christmas Party is held at the Seven Cedars Casino on December 14, 2010 from 5:00 pm to 8:00 pm. Please see reservation form attached.
  • The Estes Builders annual Holiday Celebration and Food Drive is on December 17, 2010 from 3-6 pm at 20 Mount Baker Drive. Your friends and family are welcome to attend. We hope to see you there.
