What was it that made you want a home in Sunland North?
For most of us, we found this planned unit development to be in an attractive setting with well- designed and maintained homes.
In order to maintain the quality of property and lifestyle we currently enjoy in Sunland North, the Association needs YOU to help your neighborhood by volunteering your time to serve as either a Board or committee member.
Remember, just as the Association has responsibilities to homeowners, each Division 17 homeowner has a responsibility to the neighborhood. All residents must do their part to help support the community by volunteering time, skills, and/or knowledge.
As with many of you, I was initially reluctant to step up to volunteer for a Board vacancy. I really had no idea what kind of involvement or time it would take. My only previous board experience was limited and informal.
But I was persuaded to run for the Board in 2013 and here is what I found:
- You have skills /knowledge the Association needs. Can you type, write letters, take notes, make phone calls, talk to people, read, research topics, coordinate or organize actions, create a family budget, plan a trip, etc. ? Everyone has skills and knowledge that can be used to help the
- You are not doing this alone. There is a wealth of support and information from people who are currently serving or have previously been on the Board. These people will gladly spend time helping you better understand your responsibilities, the day-to-day operations of the Association, and background of issues at hand. All want to help you and the community be successful.
- You will make new friends /become acquainted with most of the residents. Get to know your community and neighbors in a way that you maybe didn’t in your previous neighborhood. Being on the Board deepened my sense of community and my commitment to Sunland North’s progress.
- You will learn exactly what it takes to keep this community running so well. The day-to day activities and operations of the Association seem transparent and automatic. But it takes the collective work of Board and committee members to keep our neighborhood humming You will learn the background, discuss/give input on issues, and take an active part in decisions that impact you and your neighbors.
You can have the same positive experience I had.

Treasurer’s Report –Jim Jones (Volunteer)
Based on the preliminary March, 2018 Expense Report, Division 17 Operating expenses for the first quarter were $45,383 which is $4,427 less than Budget. We will have a major expense of more than
$50,000 in April when we pay our insurance premium for the one year policy which begins May 1. We have not yet received the invoice for the premium. The only expense from the Fire Trust Fund during the first quarter was $634 for cleaning the exterior of 231 Cascadia Loop which resulted from smoke from the fire. More detailed information is available in the financial reports on the Sunland North website.
In March Division 17 filed its 2017 tax return along with a tax payment of $824 which was based on our total interest earnings of $2,848 for the year. HOA’s are subject to a 30% tax rate on earnings over $100.
Secretary’s Report – David Walp (Volunteer)
Our Board of Directors meeting is held at the Gathering Place, 135 Fairway Drive on the 2nd Wednesday of each month, beginning at 2:30 p.m. For the 2018 calendar year, Division 17 regular Board meetings will be held on the second Wednesday of each month. The remaining scheduled dates for 2018 are: April 11th, May 9th, June 13th, July 11th, August 8th, September 12th and October 10th.
The November meeting will take place on Wednesday, November 7th at 2:30 p.m., while the December meeting will be December 5th at 2:30 p.m. Your volunteer Board of Directors really appreciates your input as we execute our duties to represent our interests as Sunland home owners. Looking ahead to the Annual Owner Meeting there are three board positions that are up for election. Please support our community – consider volunteering to be a candidate for the Board of Directors.
Reminder: When you, your guests, or your service providers park on the streets in Division 17, please keep all wheels on the pavement. This helps prevent damage to the irrigation system and the sprinkler heads that are buried in the lawns. Adhering to this requirement helps keep maintenance costs down for all of us!
A BIG THANK YOU to pet owners for following SLOA and Division 17 requirements to pick up and dispose of pet feces. This keeps our neighborhood clean and safe for foot traffic.
Exterior Maintenance & Inspection Report – John Lewis(Volunteer)
As one may expect, exterior maintenance of our units continues to be a major responsibility of our HOA. Before you get to read this newsletter, the spring inspection of the units’ exteriors will be complete, the reports reviewed and necessary work orders created for our maintenance contractor. If this year’s inspections are similar to last year it will create upwards of 100 work orders. Also we need to recognize that the inspections are done by volunteers and they all deserve a big thank you.
Our regular painting program has been approved for this year. Some 15 units are being painted and the Architectural Committee has been busy confirming all of the colors for the contractor. Typically, depending on weather, exterior painting will be done in mid-summer. Next year will see the completion of the first re-painting cycle all of the units in phases 1 to 5.
We are also continuing with the roof moss treatment program started last year and intended to be an ongoing phased program similar to the painting program. 30 units are scheduled for treatment this summer and based on the priorities from the roof inspections last autumn.
On the not so good news we are experiencing a rash of roof leaks. With tile roofs, leaks are often very difficult to find and fix. It is very trying for the homeowners affected and frustrating for the contractor to find and fix. Some of the leaks have required repeated efforts by the contractor. I hope these leaks are not the start of an ongoing trend.
On a final subject; I had intended to resign as the Committee Chair in March but there are no offers to take over so I agreed to continue on a month-to-month basis until someone steps forward but I cannot continue indefinitely.
Architectural Control Committee’s (ACC) Report–SusanHamman(Volunteer)
So far, in 2018, the Architectural Control Committee approved the following architectural change requests from unit owners: 1) installation of porch railings, 2) a portable emergency generator inlet connecter, 3) a composite deck (pending approval), and 4) five requests for changes to building colors for those buildings slated to be painted this summer. Many thanks to all the unit owners who worked together to select new paint colors for their buildings before submitting them to the ACC.
Color change requests can only be submitted during the year a building is scheduled to be painted.
As a reminder to unit owners, any exterior change to your unit must go through the Division 17 Architectural Control Committee for approval.
If you have an exterior change you’d like to request, please go to the Sunland North website, click on “Forms” and print these three forms: Exterior Change Request, Hold Harmless Agreement, and Neighbor Consent form. Fill them out and send them to Sunland Division 17 Owners Association,
P.O. Box 1655, Sequim, WA 98382. The Architectural Control Committee has 30 days to respond to your request, although the process usually goes much more quickly than the 30 day limit. Insurance Review Committee Report – Lindsay Busch (Volunteer)
We are expecting to receive our renewal quote any day now for the Div. 17 master insurance policy which expires May 1, 2018. The committee will Review the quote and make recommendations to the BOD at the April Board meeting. The Insurance Review Committee is seeking volunteers with insurance industry experience to join us.
